Preparing Your Property for a Photo Shoot: A Host's Checklist

After photographing over 2000 Airbnb properties as a professional holiday rental photographer, I've learned that the difference between good photos and great photos often happens before I even arrive. The most successful Airbnb photo shoots are those where holiday rental hosts have prepared their space thoughtfully, understanding that we're not just documenting rooms, we're creating the first impression for thousands of potential guests.

Here's the comprehensive checklist I share with all my Airbnb clients to ensure we capture their short-term rental property at its absolute best.

48 Hours Before the Shoot

Deep Clean Everything

  • Floors: Vacuum carpets, mop hard surfaces, and consider professional cleaning for high-traffic areas

  • Windows: Clean inside and out, dirty windows kill natural light in photos

  • Light fixtures: Dust all lamps, chandeliers, and ceiling fans

  • Mirrors and glass surfaces: Polish until streak-free

  • Appliances: Clean inside and out, especially visible surfaces like stovetops, coffee machine and refrigerator fronts

Check and Replace Lighting

  • Replace any burned-out bulbs with consistent color temperature LEDs daylight balanced

  • Test all switches and lamps to ensure everything works

  • Consider upgrading any harsh fluorescent bulbs in key areas to daylight balanced bulbs

Remove Personal Items and Clutter

  • Personal photographs, medications, personal toiletries

  • Paperwork, bills, mail, and personal documents

  • Children's toys (unless the space is specifically marketed to families)

  • Pet items like food bowls, litter boxes, and toys

  • Excessive decorative items – less is more in photos, (unless your property is thematically styled this way, or has taken a luxury, excessive angle).


24 Hours Before the Shoot

Stage Each Room Intentionally

Living Areas:

  • Fluff and arrange cushions and throw pillows

  • Ensure TV is off and remote is hidden

  • Open curtains and blinds to maximise natural light

Kitchen:

  • Clear all counters except for 1-2 decorative items

  • Place a bowl of fresh fruit or a vase with flowers

  • Ensure dish towels are fresh and neatly placed

Bedrooms:

  • Fresh, crisp linens in neutral or themed colors work best

  • Add decorative pillows or a throw blanket for texture

  • Clear nightstands except for a lamp and perhaps one small decorative item

Bathrooms:

  • Replace towels with fresh, fluffy ones in neutral colors

  • Ensure shower/tub is spotless and dry

  • Close toilet lids

Prepare Outdoor Spaces

  • Sweep patios, decks, and walkways

  • Arrange outdoor furniture in conversational groupings

  • Add outdoor cushions or throws if weather permits

  • Clear any seasonal debris from gardens or pool areas

  • Ensure lawn furniture is clean and in good repair


Day of the Shoot

Morning Preparation (Before I Arrive)

Lighting Setup:

  • Turn on ALL lights throughout the property

  • Open all curtains and blinds

  • If it's a cloudy day, consider adding extra lamps for warmth

Final Touches:

  • Do a final walk-through for any items that need to be moved

  • Check that all beds are perfectly made

  • Ensure bathrooms are spotless and towels are straight

  • Turn off all TVs, computers, and electronic displays

  • Set air conditioning to a comfortable temperature

Create Ambiance:

  • Light any candles you want featured (I'll handle the timing)

  • Turn on any fireplaces if they're a selling point

  • Set up any special amenities you want to highlight (wine glasses by a bottle, coffee setup, welcome pack of treats etc.)


What to Have Available

Props and Styling Elements

  • Wine glasses and bottle if that fits your property's vibe

  • Coffee cups and setup for morning lifestyle shots

  • Fresh towels and linens in case we need backups

Practical Items

  • Extension cords for additional lighting if needed

  • Step ladder for any high adjustments

  • Cleaning supplies for any last-minute touch-ups

  • Your amenity list so I know what features to highlight


Common Mistakes to Avoid

Don't Hide Your Best Features

  • If you have a great view, make sure windows are clean and unobstructed

  • If your kitchen is well-equipped, don't hide the good appliances

  • Unique architectural features should be highlighted, not minimised

Don't Rush the Process

  • Plan for the prep to take longer than you expect

  • It's better to reschedule than to shoot an unprepared space

  • Good preparation shows in every photo


The Day After

Once the shoot is complete, I recommend keeping the vacation rental space styled for a few days if possible. You might find that you love the clean, organised feeling and want to maintain some of the staging elements permanently.
